Bayou Vista to ICW question

  • Bayou Vista to ICW question

    I am finally moving and have been looking around for places on the water. I found a couple good deals around the Bayou Vista/Omega Bay. My question: is there a dredged out channel to get to the ICW or does it take some scouting to find the best (deepest) route?

    Bayou vista to the ICW is EASY to navigate if you have a boat that isnt too deep of draft. You can mark it one time and be good forever.

    Bayou vista is the best priced waterfront in texas.. period

      it's pretty easy. Helpful to have someone to show you once. I'd be happy to help if you like. Also, Make sure your boat can fit under the railroad bridge. I have an explorer TV, the railing comes about 6 inches abouve the dash. It can be realy close during higher tides. Lay your rods down.

        ahhhh.... so thats why I see soo many bigger boats on trailers.

        Whats the clearance?

            I was also considering the option of buying a lot and building a home to spec. I know there are a lot of builders in the Houston area but thought I would ask around the great FWE community for some guidance/referrals/builders.

            What is the average cost to construct per sq ft in Bayou Vista? With a lot @ 70K (great price for ANY saltwater property) and a budget of 220K, would I be getting a lot more house than if I were to paying 220K retail for a 5 year old house?

              I think so plus you never know what could be hidden Ike damage. You wont have to worry about that new.

                Average price to have a builder build you a house in bayou vista is about $130 a sf. You can build one yourself for about $100 a sf.. This is not including the lot.

                If you have a budget of 220k, id buy one already build. There are some nice houses in bayou vista for around that price. you have a few MAJOR keys you need to know in bayou vista.

                Buy an EAST facing house.. Period

                If you can find one you like, with a boathouse buy it. A new boat house will cost you about 13 to 15k.

                If you can avoid it, dont buy in the V zone. Flood insurance will kill ya.

                As I stated, if you have questions just give me a shout. I know just about everything there is to know about bayou vista.

                  drop your boat in at louie's and check the height some day. i had my new boat modified. cut the grab rail and windshield. it went thru with the high tides we had this weekend. good luck, you'll love it here. i second an east facing side, the afternoon sun will kill you.

                    He's right about the insurance-just got my TWIA bill-$2300+-funny thing is, that's more than TWIA paid me for Ike-the bastages and I had ceiling damage but no "roof damage" since I wasn't missing shingles per adjuster-yeah, sure!! basically about $9 per hundred valuation for premium for TWIA. Flood was cheap compared to TWIA-about 1/2 the cost and only $500 deductible-don't forget homeowners also-plan of $6k+ total. I wouldn't use Galveston contractors IMO-I've had heck with them-seems like if it's good fishing weather, they go fishing instead of working so jobs take lots longer and slow.

                        I don't know if you guys remember, but I was on a boat search for quite a while and came across a really sweet deal on a 1990 Boston Whaler RAIDER, its a super bulked up version of the 18'6 Outrage used by the USMC. They were deployed from ships 20 NM+ offshore and carried up to 10 Marines and their equipment onto the shores to kick some ***

                        They were purchased form CPD (commercial products division) with twin OMC 70hp jet drives but the previous owner put twin 85 rudes on it. It still has the engine crash guard and leaning post and is an all around bad-to-the-bone ride.

                        long prologue to my question:

                        Should I have a problem going under the BV bridge? Attached are some pics of my boat in its previous life

                          Not a problem like it is, but if you have any aluminum work done on it, make sure it is less than 60" to make it through on a normal high tide.

                            Hi there! I left you a vm and would love some insight on getting our Bay Stealth VIP 18' through the railroad passage... I know we'll need to permanently remove our t-top but even then it seems impassable for us... is this the only foreseeable option there is? We are still in option period on out house and are having some serious doubts now... can you give us a call to help us understand a little better?? Thank you Rama (Ray-ma)

                              Does anyone know the hight of the bridge that leads to and from Omega Bay and West bay? We tried to enter fro the bay side this weekend and our little 18 Bay Stealth would not make it... we would have to modify the t-top and this seems like a big deal.. are there any other options that we aren't aware of??
